Why should I use the RIAI contract?

The purpose of the contract is to ensure Cost, Quality and Timeframe.

It is in your interests to use a standard RIAI building Contract for the following reasons:

Cost certainty and quality control

The contract will specify the exact sum that has to be paid for the specific quality and quantity of work as shown in the drawings. There is no room for a contractor to use inferior materials, cut corners or claim extra money for things you thought were included.

The contractor provides your architect with the power to inspect the work, to verify that it satisfies the required quality, specification as per the priced contract. We will condemn work that doesn't satisfy the Contract, the planning permission or Building Regulations and the contractor must cover the costs of mistakes and inaccuracies.

Most Banks and Building Societies will require a registered architect to inspect and value the works in order to release sums to pay the contractor.
